What we do

Turning suitable land into lasting, affordable homes

Hearthmont is envisioned as a professional, long-term developer, combining real estate execution with strong partner and community relationships.

01

Acquire land

Acquire or secure control of land suitable for new construction, subject to mission fit, zoning, utilities, environmental conditions, and financing feasibility.

02

Build new

Build new rental apartments, independent senior housing, and affordable homeownership from the ground up, where demand and funding support the project.

03

Partner

Work alongside experienced nonprofit and for-profit affordable housing developers, lenders, municipalities, and public agencies to deliver each project well.

Why it matters

In the Hudson Valley, rents have outpaced renter wages

Housing costs above 30% of income are considered a cost burden. In Orange and Rockland counties, a tenant earning the average renter wage would spend far more than that on a one-bedroom apartment. Even two working tenants sharing a two-bedroom apartment would spend 35% and 51% of income, respectively.

Meeting this need at scale requires disciplined development, patient capital, public-private cooperation, and a long-term commitment to the people served.
